Terms Apply. Offer does not apply to Manhattan and Staten Island inspections.
Please note: Pricing does not include any NYC Department of Buildings (DOB) filing fees, should they be implemented. At this time, there are no known DOB filing fees required for LL152 filings. However, DOB has indicated that filing fees may be introduced, and if implemented, any such fees will be added to the inspection price. We anticipate potential changes sometime in Q1 2026.
Local Law 152 of 2016 went into enforcement in 2020, but building owners and others may still questions about their LL152 inspection. A few common questions are below.
An LL152 inspection is a mandatory gas piping inspection required under New York City Local Law 152 of 2016. Its purpose is to ensure gas lines are safe and compliant, protecting residents and businesses from leaks and other hazards.
All NYC buildings must have a Local Law 152 gas inspection, except for one- and two-family homes and buildings classified under occupancy group R-3. Most apartment buildings, mixed-use properties, and commercial buildings are required to comply.
Inspections are required every four years. The year your building is due depends on its Community District. If you’re unsure, we can help you determine your inspection cycle and filing deadline.
Only a NYC Licensed Master Plumber (LMP) or a qualified technician working under an LMP’s supervision can conduct the inspection. HBNY Plumbing’s licensed team is fully certified to handle every step of the process.
The inspector surveys all exposed gas piping in public areas and mechanical rooms. We check for leaks, corrosion, illegal connections, and code violations. If hazardous conditions are found, they must be reported immediately and corrected quickly.
Within 30 days of the LL152 inspection, a GPS-1 report must be submitted to the property owner or building manager. Within 60 days, a GPS-2 certification must be filed with the NYC Department of Buildings. We handle all reporting and filing on your behalf for a stress-free process.
Any issues must be corrected within 120 days, with the option to request an extension to 180 days. HBNY Plumbing can complete the repairs and ensure your building meets compliance before the deadline.
Failing to complete an Local Law 152 gas inspection and submit proper documentation can result in fines of up to $5,000 per building, with higher penalties for larger properties. Timely inspections save you from unnecessary fees.
